Chongqing University Town Villa, Baymont World, R&F City, Tinglan Bay, what are the advantages and disadvantages of each?
The price of houses in R&F City has been so great that it has increased by 800 in two months. It is not recommended to buy. The one on sale now is in the riverside area, which is not good with good lighting and the floor area ratio is too high because I bought it in the university town. The house is just because it was the first to enter the university town enclosure, so there are many houses under construction in R&F City. However, two friends bought it, and they both regretted it, because the quality of the house was really unsatisfactory, and the layout of the apartment was really unsatisfactory. I didn’t even look at the house in Blue Bay because it was too far for me. Jinke's environment is amazing. There is a golf course, a large lawn, and a university town river passing by. The quality of Jinke’s houses cannot be said, but they are still too far away. But it's well planned, but of course I don't know if it will be like this once the planning is done. The first phase of Baymont World was sold out in 2 hours. Several friends recommended it because the house facing the atrium faces south and west, so it is warm in winter and cool in summer. The atrium of R&F City Riverside faces north and there is no sunshine all year round. Of course, if it is to the west or east, there will be some sunshine. It was also a rush to buy Bemont World at that time, it was cheap and had a low floor area ratio. Because there is a villa area, the community environment is good. I personally like the apartment layout (facing the atrium) better.
In general, R&F City’s lack of materials relies on its large enclosure of land. They are built like public rental housing. You can take a look at the R&F City houses next to the subway station. The old ones were built last year and the houses 3 or 4 years ago. The surrounding environment has not been renovated, and the layout of the apartments is poor (only the others in the riverside area are not known). In two months, the average price per square meter has increased by 800 yuan. Blue Bay is too far away to understand. Jinke has a good environment and good quality. The orientation depends on the location. Some have atriums facing south. Just a bit far. Baymond World, it’s hard to say because it’s under construction, but the quality should be okay (personally I think) and the layout is pretty good (in my opinion). The orientation is generally good if the atrium faces south-east. However, this real estate is the only one in a university town that is very popular and requires robbing. The houses are all sold out at the opening, or there are only 2-3 one- and two-story ground-floor houses left. Of course, it doesn’t rule out that you have some connections and may do something fishy.
