How about the house on Beibin Road?

Since last year, housing prices in Chongqing actually started to rise from Beibin Road. For example, there is a group of houses on Beibin Road (opposite Tiandi River in Chongqing). Before July last year, the price per square meter was only more than 7,000 yuan (in-house). By the end of the year, it started to cost 10,000 yuan, 12,000 yuan, and now it is 19,000 yuan. It is simply A dream. Moreover, it has recently been said that there are even queues to grab the available plates and push plates there.

But is Beibin Road really worth so much money? In fact, the houses along the river are in hot demand because outsiders have raided them. Because of my experience in Shanghai, Guangzhou and the eastern coast, I tell foreign real estate speculators that river view houses are the scarcest resource in the city. Therefore, when outsiders come to Chongqing, they find it hard to bear the sight of houses with the same price as cabbage. So they frantically raided the houses along the river.

Someone asked me, should I buy a house on Beibin Road? What are the future prospects? That's certainly promising. However, we still need to understand one fact: Chongqing people don’t like living in river-view houses very much. Reasons: First, Chongqing is a mountain city, also known as the Fog City. There are many days of heavy fog in a year, and the fog is even heavier along the river. Second, the rivers in Chongqing, except for the downstream areas and the confluence of the two rivers at Chaotianmen, have relatively poor water quality. It is so full that there is no other place except the feeling of spring river tide and sea level. As for the river on Beibin Road, the beach can be seen all year round. It is just like digging a ditch in front of the house. It is not good in terms of Feng Shui and scenery. Third, it is urban planning that I want to focus on today.

We all have a feeling that there are so many modern high-rise buildings in Chongqing. Everyone calls it "Little Hong Kong". I would say that even New York is no more than that. However, despite this, Chongqing's urban construction still does not look "urban". This is because a big problem with Chongqing’s urban construction is that there is no city skyline.

The skyline was originally the common boundary between heaven and earth. In a city, it is the overall structure of the city outline or panorama composed of high-rise buildings in the city, or the partial landscape composed of many skyscrapers. However, due to the characteristics of Chongqing's mountain city and the extremely high floor area ratio and high density of the old city's planning, wherever you look, it is densely packed, like a honeycomb. This is especially true on Beibin Road. In fact, the living quality of such riverside residences is very poor.

We can also get some clues from public information. The official website of Liangjiang New District released such a message: At the second meeting of the Liangjiang New District Planning Committee, a leader said, "We must fully summarize the development of Chongqing." Based on the existing experience and lessons from the construction of Binjiang Road, we will study at the city-wide level to create a high-quality, distinctive and unique riverside leisure area for both rivers, further optimize the green space system, improve supporting facilities, integrate land use, and deepen research on the coordination and integration with surrounding land."

Therefore, Chongqing’s current Binjiang Road planning actually has certain problems. Therefore, I am not optimistic about the houses on Beibin Road.
