With the inaction of grassroots cadres in Futian, Shenzhen, and the residential areas in Futian Port becoming the hardest hit areas of property conflicts, the normal demands of owners of residential areas such as Jindi Tianjin and Tianze to set up industry committees have not been dealt with in time.
Dear leaders of Shenzhen Property Supervision Department and Futian District Property Supervision Department:
? (1) Futian Fishing Village Golden Place Tianjin Community has been staying for nearly ten years, and the community industry committee has not been established. Is it because the owners don't want to be established? Or is Jindi Property blocking the establishment? Or is it that the agriculture and fisheries community workstation is hiding something else, dragging its feet with two cards and grinding its feet, and not actively safeguarding the rights and interests of owners in accordance with national policies?
(2) At the beginning of 218, in view of the worsening living environment in the community, even the life safety could not be guaranteed (no exaggeration, please see the record below for details), the owners spontaneously organized themselves to set up an industry committee. Just as the owners were preparing to submit an application to the Futian District Property Supervision Department, the workstation in the fishing and rural community, which had not been active for 1 years, suddenly became active, preempted the owners and submitted the establishment of the preparatory committee for the owners' committee in the name of a few owners. Therefore, the owners had to wait passively;
(3) The agriculture and fisheries workstation was slow to move until the legal deadline, and finally the notice of setting up the owners' preparatory committee was issued, so that everyone could submit their names. Spontaneous owners organized themselves again and submitted eight candidates. On the last day of the legal deadline (August 31, 218), the owners' representatives submitted materials, but they didn't see the candidates submitted by other owners' representatives. However, in the past few days, when I asked about the progress, four more candidates came out. I don't know how they were made. Isn't it overdue? Who knows.
(4) It has entered a long wait again. Until today (October 14th, 218), every time I ask about the progress, I always say that the workstation is busy and there are too many communities under management. We only know that in every community below the agriculture and fisheries workstation, the owners are fighting for the establishment of industry committees, no less than the struggle with landlords in the old days. Some owners (Tianze Garden) were designed by some unknown forces, and the management office gave gifts to the owners who took the lead. They were videotaped and put in jail. The owners of Hua Ting, a port city, won the struggle after a difficult game, set up an industry committee, and selected the property that safeguarded the interests of the owners.
(5) Owners are vulnerable groups. They are usually very busy and have no time at the moment. Second, information is not smooth. If the full-time government departments do not stand up for the people and fight for fair rights for the owners, it is easy for the dark forces to take advantage of the loopholes and occupy the legitimate interests of the owners for a long time. Owners do not have the conditions to investigate the problems behind them, so they can't guess the corruption and inaction of grassroots cadres, collusion with business, property corruption and dereliction of duty, and all kinds of darkness for no reason. They can only hope on the full-time government departments to exercise their management functions, organize owners to set up industry committees, and let the community enter a positive and normal cycle, so that people can live and work in peace and contentment, without complaining everywhere every day, blowing their beards and glaring at the hooligans in the community every day, or even fighting for their lives. ?
In order to let the leaders feel the harsh living environment in our community, we will give several examples of the problems and hidden dangers in the community:
Summary of the problems reported by the owners of Jinding Tianjin in the early stage:
1. Elevator safety, repair and maintenance problems
(1) Elevator failures are frequent, thrilling and seriously damaged. It's not just a question of letting 7-and 8-year-olds often climb the stairs. It's too late to pay attention to it when someone really dies!
(2) The elevator parking arrangement is unreasonable, but there is only one elevator on the first floor, and the elevator has to go down to the basement. The three elevators are not linked, which is inefficient, and the elevators jump up and down in the morning.
(3) The elevator is seriously damaged, such as broken floor tiles, damaged air conditioning and poor hygiene. ?
2. The residential area stinks, garbage and sundries block corridors and rescue passages, and once there is a fire, it is unimaginable and there are huge hidden dangers.
(1) The health investment in the residential area is seriously insufficient, dirty and messy can be seen everywhere, germs breed and there are many hidden dangers.
(2) The sanitation on the first floor is particularly poor, because there are shops and there is too much garbage, and you can see garbage everywhere when you go in and out in the morning and evening.
(3) Hygiene and disinfection of platforms and green belts on the third and fourth floors, (most importantly, defecation and defecation of dogs).
(4) Hygiene and disinfection of each lobby (damage of glass doors and bells). Hygiene and disinfection of each floor of each building (the windows and wooden frames next to each door are not cleaned, and the garbage rooms on each floor should be cleaned and disinfected in time).
(5) The lamps on each floor of each building were damaged and not repaired in time, which led to the brightness of some floors.
(6) The problem of fire exits on each floor of each building should be cleared up. (The problem of keeping the escape route clear).
(7) The most important disinfection is comprehensive (mosquitoes, cockroaches, rats, etc.).
(8) Safety and hygiene problems of swimming pools in summer (it is suggested to add hot water to the swimming pools).
(9) Hygiene and safety problems inside and outside the parking lot, especially the stacking of sundries and the addition and disinfection of trash cans.

(11) Vehicles in the residential area are parked in disorder, and tenants are cooking in the lobby, blocking the fire escape.
? 3. Problems of community safety and environmental management
(1) The management of the community is very chaotic, with weak business management and weak tenant management. Dogs bark or fight, and the noise is crowing in the middle of the night. All kinds of small business hawkers are flooding the community, and there is no safety at all.
(2) The commercial investment strategy of the community is poor, and many self-employed households and express delivery companies have been introduced, resulting in the poor quality of the basic disk of the community. It is suggested to clean up the commercial investment and introduce high-quality and brand-name companies;
(3) The square dance venue is unreasonable, just under the window between Building 1 and Building 5, and the noise of dancing in the square is at 8:-9:3 pm, which is very harmful when children are doing their homework.
(4) At the entrance of the unit and the square on the first floor, idle social workers are often stranded, and the phenomenon of playing cards and gambling is serious;
(5) Individual merchants cook in corridors and unit entrances, pile up articles, and pull wires indiscriminately, which has great health risks;
4. The management of parking spaces is opaque, and the property manager sells parking spaces with the fishing and rural directors, and the owners can't get a monthly card for several years

5. The quality of residential buildings is poor, water pipes often burst, tiles will fall off, and they will not be repaired or maintained.

(2) Because the original construction quality of residential buildings was not up to standard, water pipes in residential areas often burst, and households burst, the repair and patching of property arrangements can't solve the fundamental problem, which wastes people and money, so we should guide everyone to do it once and for all.
(3) The public facilities in the community are dilapidated and seriously damaged, such as the escalator in the middle and the elevators in each unit, which are not well maintained;
(4) The frequency of sanitary maintenance of the external walls and windows is low, which requires regular cleaning; ?
6. The property management is extremely chaotic, the opinions of the owners are ignored, and the quality of personnel is uneven
(1) The property management law stipulates that property service enterprises should publicize the property management and operation to the owners every six months, but Jindi Property has never been published for more than 1 years! The elevator advertising revenue, parking lot revenue, maintenance fund, management fee, etc. of the community have never been published in detail;
(2) There is no effective closed-loop mechanism for service quality investigation, the opinions of the owners have not been effectively tracked and implemented, and the management means are lacking, and the management ability needs to be improved. ?
