How to find customers quickly in second-hand real estate sales
I am engaged in second-hand housing sales in Beijing, that is, real estate agency (intermediary). Our job is to help customers find houses, or help landlords find customers, apply for loans, and then transfer ownership and collect agency fees.
There is nothing wrong with the landlord, because the company information is available, just call, but customers are hard to find. The way we find customers is 1. We advertise on the Internet and the famous website xx. 2.garrison. Garrison is to put a sign at the gate of the community, which says housing, waiting for interested people to ask.
I changed my company this year, but it didn't work, probably because of my location, so I only advertised online, but so far, I only got a call from one customer, so I was depressed, so I found a master to give some advice. Share it today.
The master said that there are two routines to be a real estate agent to find customers:
First, the routine:
65438+
2, each suite source should emphasize one or two very prominent selling points, which are different from other houses. In addition, there are some advantages to be explained. Everyone does this, but the effect is completely different. Why? Because we haven't found the real selling point yet, we need time to think, and it takes two hands to clap.
Second, unconventional routines:
1, pointing out the houses with feng shui. No, it's okay. If you search online and can recite more than 100 main feng shui quotations skillfully, you can present your own quotations. Just say a little, you can fool customers, and if you say too much, you may be exposed. Remember, just say a few words when you pick it up.
2. Take a photo with the buyer. Whether it's asking someone to take a photo behind your back, taking a sneak shot, or just an ordinary house keeper, all the houses sold in the past have been made into photo albums anyway. Why? Increase customers' trust in you.
3. Ask the buyer to inscribe. After each house is sold, buyers are generally in a good mood. Ask the buyer to write an inscription or comment on your service. I guess the evaluation is good. When you put this set of inscriptions together with the house atlas, you inadvertently let the owner look through it. Guess what the effect is?
According to these two methods, it really played a great role.
