2. Check the quality of indoor facilities: For buyers who buy second-hand houses, they must pay attention to the quality of indoor facilities, such as doors, windows, walls, floors and ceilings. Whether the water and electricity can be used normally, whether the waterway is unblocked, etc. If you find any problems, you should contact the seller as soon as possible to find a solution, otherwise the buyer may have to bear the cost.
3. Water, electricity, gas, inventory and transfer: the existing house is equipped with water, electricity and gas, with one meter for each household. Buyers who buy second-hand houses need to transfer these energy needs together when handing over the house. The buyer and the seller need to bring their ID cards and other relevant documents to the water supply company, power company, gas company and company's business outlets to handle the corresponding transfer procedures.
4. Settlement and renaming of the balance of the maintenance fund: Many buyers who buy second-hand houses do not pay the diplomatic maintenance fund, but the seller will count the money into the house payment. When the second-hand house is handed over, the buyer and the seller should agree on the settlement amount of the maintenance fund, and the remaining part paid by the seller should be certified by the property management company, which can be collected from the buyer by the settlement delivery of the residential maintenance fund, and the person of the maintenance fund should be renamed as the buyer.
5. Pay attention to the transfer of household registration: it is easy for sellers not to move their household registration in the process of second-hand housing transactions, but sometimes buyers buy houses just to move into their household registration to facilitate their children to go to school. However, since the registered permanent residence cannot be forcibly moved out, the buyers should be cautious about the extension of the registered permanent residence, and both parties should agree on the time for the registered permanent residence to move out and the liability for breach of contract in writing.
6. Final payment settlement of second-hand house: After the above procedures are confirmed, the buyer can settle the final payment of second-hand house. After the final payment is settled, the buyer should also ask the original owner to issue a certificate of full settlement of the house payment.
