Why are there no Jinshan in Shanghai's five new cities?

I have two friends, one just bought a house in Songjiang and the other just bought a house in Jinshan. One cheered, and the other felt fooled by the intermediary who advocated the Bay Area economic circle. In fact, in Shanghai, the future development of any district will not be bad, but the gap comes from comparison. The so-called "people deserve to die than people, and the goods should be thrown away." When everyone is in the same district, it doesn't matter if the difference is bigger or smaller, but some are upgraded to cities, and some are standing still. If you don't advance, you will retreat, and you will inevitably feel lost.

Jinshan New Town was originally one of the seven suburban new towns planned in Shanghai during the Twelfth Five-Year Plan period. Now, five of the seven new cities,

Jiading, Qingpu, Songjiang, Fengxian and Nanhui will be built into independent comprehensive node cities, and the districts will truly become cities. Jinshan New Town and Chongming will be downgraded to "core towns".

Jinshan was not selected, which must be the result of many considerations. After analysis, there are at least several reasons.

First, Jinshan is relatively remote. Jiading, Qingpu, Songjiang, Fengxian and Nanhui are surrounded by the main city and have natural geographical advantages.

There is a famous saying in the real estate industry that there are three most important things, lots, lots or lots. The same is true of the development of cities. "One life, two luck and three feng shui", the location is the "life" of the city. It is not lucky to be located in the remote Jinshan.

Jinshan New Town is located in the southwest of Shanghai, which is far from the city center compared with the five new towns. Jinshan New Town is also in the southwest of Jinshan District, and its radiation ability to the surrounding area is insufficient. Jinshan District itself also adopts a multi-center development model, so the core position of Jinshan New Town in Jinshan District is not prominent. Compared with the five new cities, it is obviously weak.

Second, a list of the background strength of the economic rankings of the five new cities:

Jiading District covers an area of 469 square kilometers with a population of 147. 1000. It is one of the first three districts in the western suburbs of Shanghai. At present, its economic aggregate ranks third in Shanghai. Songjiang District, with an area of 605 square kilometers and a population of 654.38+0.582 million, is one of the top three districts in the western suburbs of Shanghai. Songjiang New Town has the largest population in Shanghai. Qingpu District, with an area of 676 square kilometers and a population of 108. 1 10,000, is one of the three western suburbs of Shanghai, and is the key direction for the central city to undertake industrial transfer. Fengxian District covers an area of 687 square kilometers with a population of 654.38+0.083 million. Fengxian District is a new urban area in Fengxian, which tends to concentrate resources and develop in a single core. Pudong New Area covers an area of 12 10 square kilometer with a population of 5.04 million. Needless to say, Pudong will give Nanhui to Pudong. How can the benefits be less than Nanhui New Town? Look at Jinshan District, with an area of 586 square kilometers and a population of 732,000. Jinshan district is weaker than the fifth district. If you only choose five cities, there is nothing to say without ranking.

The third is the subway traffic from the main city to Jiading New Town, Songjiang New Town, Qingpu New Town, Nanqiao New Town, Nanqiao New Town and Lingang New Town.

And Jinshan New Town has Jinshan Line. Sorry, this is the railway line. Still lost his position. The location is remote and the subway can't pass.

If the traffic cannot connect with the main city, it will be marginalized.

But will Jinshan New Town be inferior to Wucheng in the future? Not necessarily. The integration of the whole Yangtze River Delta and the game of the Bay Area economy, losing an opportunity does not mean losing everything. Don't care about the gains and losses of one city and one place.

What's more, looking at the whole country, Jinshan is already a region with top resources.
