The only thing I'm a bit unhappy about is that I insist that self-owned housing is affordable housing. The price and property rights division of self-owned housing, and the quality of affordable housing are even inferior to affordable housing. This is the most deceiving thing. The salesperson heard that I had been abroad, so he became interested and talked to me about my overseas travel experience. At that time, photography was not allowed in the sand table. It doesn't matter, a group of friends took the photo, it's enough for collection.

I still didn't receive the notice, I still came uninvited, and I brought my wife and mother with me.
At 10:30 in the morning on August 17, I walked into the dark house (sales office) located at the bottom of Zhonghai City in Chengshou Temple for the second time. There are four feelings:
(1) The number of customers looking at the sand table and getting floor plans has increased significantly. It was bustling and crowded. Although it wasn't overwhelming, the room felt stuffy. Most of the people who come to see the house are probably not a priority. I finally have the opportunity to buy my own home, so I must attach great importance to it. Even if the location is remote, you should come and see it. This scene may embolden the developers.
(2) House plans are becoming more and more shoddy. Generally speaking, the property brochures at commercial housing sales offices are beautifully crafted. Contemporary Caiyu's Lou Shu is really eye-catching. The first time I looked at the house plans, I took away color pages; the second time I looked at the house plans, they were all photocopies of the house plans on A4 paper. I understand that the floor price of this project is 4,600 and the selling price is 9,500. The developer has only 4,900 room for maneuver. Since construction and installation costs and financing costs are rigid, developers can only save marketing costs as much as possible. There’s nothing wrong with budgeting wisely. However, such a shoddy house plan is indeed a bit too clumsy and does not look like the style of a company listed on the Hong Kong Stock Exchange.
(3) The service quality is relatively poor. There are many customers and few sales people, so one-to-one explanation is not possible. As a result, an information desk was set up at the sales office. The salesperson sits in the hall like an official in the tax office and responds to questions from all parties. This makes it difficult for people to ask fully and understand thoroughly. In addition, the sales control chart has also been blocked to prevent everyone from seeing the remaining housing stock, which obviously has a negative impact on home buyers' decision-making. We can only check the information on commercial housing available for sale from the Housing and Urban-Rural Development Committee every day for comparison.
(4) The image and location of the sales office are poor. The sales office of Contemporary Caiyu has no windows and only one door. The area is relatively small, so I became sweaty after staying there for a while. Complementing this small dark room is the security guard at the door of the sales office, which looks a bit like a gangster. It makes people feel like they are walking into a den of thieves with millions of dollars.
2. My feelings about the project itself
I have written articles many times before about contemporary mining education. Summarizing the previous impressions, it can be summarized as 6 "best" and 4 "average".
(1) The 6 "best" things in Caiyu Town
Contemporary Caiyu has created the 6 "best things" in Caiyu Town:
1 . The most remote location. Contemporary Caiyu is located in the northwest corner of Caiyu Town, 2 kilometers away from the town center.
2. The starting price is the highest. Contemporary mining costs 9,500 per square meter. Previously, the most expensive new house in Caiyu was Bordeaux, with a starting price of 4,500, which gradually increased to 12,000 when sold out. Cai Yu’s relocation house is Yu Xin Garden, and the government’s repurchase price is 9,000. Blue Sky Garden sold out in 2005 for 2850.
3. The highest residential density. The floor area ratio of contemporary Caiyu is 2.8. The plot ratio of Bordeaux is 1.3, that of Blue Sky Garden is 1.2, and that of Yuxin Garden is about 2.5. In comparison, contemporary breeding is obviously the most dense.
4. The highest living height. Contemporary Caiyu *** has 8 residential buildings, 5 with 18 floors and 3 with 27-28 floors. The previous highest was the relocation housing, which was less than 20 floors. The few remaining residential lands in Caiyu Town may be developed into villas. Therefore, the highest level of contemporary education will be worn forever.
5. Property fees are the most expensive. 2.66 yuan per square meter per month. It is said that the property fee in Bordeaux is 2.2 yuan. Previously, Caiyu was the most expensive, Blue Sky Garden is 0.9 yuan per square meter, and relocation housing areas are basically around 1 yuan.
Of course, property management companies are labor-intensive enterprises, and once the property fees are determined, they cannot be changed within a few years. We cannot compare labor costs now with those a few years ago. However, 2.66 yuan is not cheap, and it is somewhat doubtful whether it can provide value-for-money services.
6. Living facilities are the most uncertain.
Although there are many mid- to low-end supporting facilities in Caiyu Town, they are all located in the center of the town. The only supporting facilities within 500 meters of Caiyu Town are a bus station and a sewage river (Feng River). The river section flowing through the contemporary mining land has no peculiar smell (it is clearer 1 km south, and the landscape feels like a wetland)
(2) 4 "square" apartments in the contemporary mining area< /p>
1. 120-square-meter three-bedroom unit: achieve balance among residential functional areas. This is my favorite house type, and it is also the house type that is the fastest to purchase for the first time.
2. Two-bedroom apartments of 84, 87 and 94 square meters: They are relatively mediocre two-bedroom apartments, lacking highlights, but there are no particularly obvious flaws.
3. Small three-bedroom apartment of 106 square meters: This long south-facing apartment makes people feel that the living space is tiled and has no sense of hierarchy. Especially the layout of the study room in the master bedroom suite. You have to go through the study room to get to the bedroom, which is quite weird. Of course, for someone like me who has thousands of books, this kind of layout makes me fall asleep after reading the book.
4. 131 square meters three-bedroom unit: The living room is too large, the bedrooms are scattered, and the functional partitions are not balanced enough. However, it can satisfy the need to purchase a home in one step, and there is basically no need to change houses.
There is a large discrepancy between the developer's floor plan and the actual building area. Only the 84-square-meter floor plan is basically in line with reality. The floor plan is 87, 94, 106, 115, and 131 square meters. In the actual building, they are 89 respectively. , 96, 103, 120, 136 square meters. There is such a big difference between the promotional materials and the actual drawings, which is really weird and unreliable.
3. Feelings about the supporting facilities of contemporary breeding and breeding projects
The biggest problem with the supporting facilities of contemporary breeding and breeding projects is uncertainty. I squeezed into the queue and asked the salesperson about the zoning of Caiyu Primary School. He said it was unclear whether Contemporary Caiyu could be included in the zoning, and the owners would need to contact the school themselves. This answer is so irresponsible. In order to improve the quality of real estate, some conscientious developers focus on acquiring land with kindergartens and schools, and actively introduce key schools to set up branches. Although the developers have paid construction costs, the quality, influence and price of the real estate have improved. , achieved both economic and social benefits. In this regard, Modern Land obviously did not do any preliminary work.
Let’s talk specifically about the uncertainties in supporting packages.
(1) Education: It is still unknown whether it can be included in the admission area of Caiyu Primary School. In fact, Contemporary Caiyu is only more than 1 kilometer away from Caiyu Primary School. Will it be zoned to the countryside on the other side of the river?
(2) Commercial: The 300,000 square meters commercial area mentioned by the developer is not even available, so there is no certainty at all. Even Yizhuang does not have such a large shopping mall. The population and income level of Caiyu Town are far lower than Caiyu. Which commercial real estate developer would come here to do business? If you want to enjoy high-end business, drive 17 kilometers to Langfang Wanda.
(3) Public transportation: The high-speed commuter bus funded by the Caiyu Town Government is a far-sighted measure for convenience. However, it is still unknown whether this shuttle bus extends to the contemporary harvest land.
Many residents of Diandai Caiyu are in urgent need and have a need for shuttle buses. They even consider buying property here because there are shuttle buses, and the travel time is relatively concentrated. Even if only 300 residents have the need to take the shuttle bus, it is enough to overwhelm the several shuttle buses during the morning and evening peak hours. Regardless of whether the bus departure station is moved to Dangdai Caiyu (currently at Caiyu Primary School), it is enough to make the shuttle bus almost full at the departure station. How does this make the owners of several other communities who have previously lived in Caiyu feel embarrassed? Note: No one is allowed to stand on the high-speed shuttle bus, and each person is guaranteed to have a seat. There are only fifty or sixty seats in one train, which is not a surplus.
So, the issue of shuttle stops is indeed still unknown. It is hoped that two starting stations can be opened in the future, one at Caiyu Primary School and one at Contemporary Caiyu, and the number of shifts will be increased to take into account everyone's interests.
As for the ordinary buses in the region, they have few lines, long intervals, long distances, many stops, and poor condition. They cannot be used as reliable commuting tools at all.
(4) Subway: Dangdai Caiyu is relatively far from the Yizhuang Line, about 30 kilometers, and the section of the Yizhuang Line to transfer to Line 5 is really painful. As for Line 8, it will be connected to Yinghai in 2016. A depot has been built there, which means that it will not continue to extend south. It is about 20 kilometers from Yinghai to Dangdai Caiyu, and the 104 National Road that must be passed through is not in good condition, there are many large cars, and it is often congested, making it difficult to walk. Therefore, I don’t think there will be any plans for the Caiyutong subway before 2020.
(5) High-speed rail: Some people say that the intercity high-speed rail from Beijing to Langfang may set up a station in Caiyu. I originally believed this, but then I did some serious research and found that it was not feasible. There is already a high-speed rail from Beijing to Langfang, that is, the Beijing-Shanghai high-speed rail will pass through Langfang Station. It takes about 24 minutes from Langfang Station to Beijing South, which is faster than taking the subway from Huangcun to Beijing South. Of course, the ticket price is not cheap either. Now that there is a Beijing-Shanghai high-speed railway, it is unlikely to build a new one. At most, it will add more trains. I don’t think the high-speed rail Caiyu Station will be included in the planning before 2020.
(6) Expressway: If you drive on the expressway, the round trip toll is 20 yuan, plus 70 yuan for gas. The transportation fee of more than 2,000 yuan a month is not a small amount for those who just need to go to work. The Beijing-Shanghai Expressway has reverse congestion. Affected by the commute from the central city to Yizhuang, there is congestion when leaving the city at work and congestion when entering the city after get off work.
Therefore, under normal circumstances, driving from Caiyu into the city to commute to work. Although there are only two-way four-lanes and the road conditions are relatively poor, it is generally smooth. It is no problem to go to 70-80 per hour (the speed limit is 90). Once you enter the city, It takes about 40 minutes to drive to the South Third Ring Road. However, highways are most afraid of rain, snow and fog, which is very unreliable. Especially in the southeastern region, haze weather can cause trouble on the road. Therefore, commuting long distances on the expressway is not very practical.
As for National Highway 104, it is so blocked that it can’t be opened at all. Don’t even think about it.
(7) New energy vehicle charging: BAIC New Energy is located in Caiyu Town. Some people have begun to make plans. If the contemporary property does not allow the installation of charging piles within the community, go to the courtyard of BAIC New Energy Company. Charging station. Later I learned that BAIC New Energy is under closed management. Non-employees of the company cannot enter at all, let alone charge. Therefore, friends who want to drive their own new energy vehicles on the highway will be depressed.
4. Let’s talk about the advantages of contemporary education.
MoMA, a contemporary education company, has problems of one kind or another, but in the final analysis the biggest problem is its remote location. This is the main reason why everyone gives up on it. However, since Caiyu Town has laid a relatively good foundation in the early stage, its basic supporting facilities in the town are still reasonable. Supermarkets, health centers, schools, kindergartens, fire brigade. In addition to schools and kindergartens, other resources can basically be enjoyed.
The most desirable advantage of contemporary breeding is the price. This is the only commercial housing in Beijing with a price lower than 10,000 yuan per square meter. Although the price difference with surrounding second-hand houses is not as much as 30%, at least the purchase price is still cheap. It's impossible to buy a two-bedroom apartment for 8 to 9 million yuan and a three-bedroom apartment for 1.3 million yuan, let alone in the central city, even along the Sixth Ring Road. In Caiyu, you can realize the dream of living in a two-bedroom apartment if you are short of money. You can fulfill the dream of living in a three-bedroom apartment and just need to improve the housing conditions. You can realize the dream of living in a big house with not much money. Although the geographical location is remote, it is still Beijing.
Some people criticized the two-bedroom and three-bedroom apartments for not having balconies. I think this doesn't matter. Nowadays, many two- and three-bedroom apartments that are just in need of commercial housing do not have balconies, even if they have built-in balconies. Because the balcony is calculated by area. For commercial housing developed before September this year, bay windows are not counted as area. If there are bay windows, they are actually sufficient for drying clothes. The prerequisite is to spin the clothes dry and then hang them in the sun.
Some people are worried about the quality of their own housing. I think contemporary education should not have this problem. Although Modern Land is relatively indifferent to me, it is a listed company and a large enterprise, so it should be said that it is unlikely to be too bad. The houses built by Beijing Urban Construction are currently relatively solid and have no obvious quality problems. Of course, there are no bay windows or anything like that.
5. My personal decision
Although I had a chance to choose a house, I still gave up. There are three main reasons:
First, the developer has a cold attitude. He didn’t call me before and after the two lottery draws to inform me of the apartment layout. I came uninvited. This made me very disappointed and very disappointed. Chilling. Although I'm thick-skinned, I won't put a hot face on a cold butt.
Second, the house is located in a remote location, and it is not allowed to be resold for five years after receiving the capital, and the rent cannot be paid at a high price. It has no investment value, which is equivalent to locking millions of funds in Caiyu Town. , at least nine years or more.
Thirdly, I am not satisfied with the uncertainty of surrounding supporting facilities, especially educational supporting facilities. If you are not qualified to go to a school that is just around the corner, isn't it equivalent to being cheated? Although Caiyu Primary School is not ranked at all in Daxing District, it can be considered as a nearby school. I have been a teacher and know how important it is for children to go to school nearby.
Therefore, after paying attention to it for more than half a year, I did not appear at the house selection site of Contemporary Caiyu.
