Do you think western Jinan has development potential in the future? Why?
The West Railway Station area still has great prospects, but current problems require government leadership and time to resolve.
1. The current problem is that the occupancy rate is still relatively low and the related supporting facilities are not yet complete. As the occupancy rate increases, the problem of supporting shopping malls, hospitals and schools will gradually be solved. The Jinan government is promoting life To solve the problem of proximity, large communities are now starting to pilot it to avoid the traffic pressure caused by large-scale back and forth. The opening of IKEA has brought the forgotten west side back into our sights. The opening of the Convention and Exhibition Center at the end of the year will bring another increase in the flow of people in the west side. Metro’s problem is caused by the small number of residents in the West Railway Station, and it is far away from concentrated population residences. .
2. The West Railway Station area has convenient transportation. There are 3 subway lines. The west extension of the Beiyuan Viaduct will start construction at the end of the year. You can reach anywhere in Jinan within 30 minutes. It will be the sub-center of Jinan in the future, and the increase in the resident population will be More bus lines are opened.
3. The West Railway Station area also needs government leadership to encourage more companies to move into commercial offices to solve the problem of working in the east and living in the west, causing a large migration of people commuting to get off work every day and causing urban congestion. . At present, the work center of the municipal government has been transferred to the east. The Huaiyin District Government should do more to encourage small and medium-sized companies to move into the office rooms in the West Railway Station area.
Things are changing. As the population continues to increase and the infrastructure continues to improve, the forgotten West Railway Station area will surely take off again! !
First of all, we need to define where is the western part of Jinan? In the early years, Jinan was a small city. The old east gate was to the east, the west gate was to the west, the south was around Qianfo Mountain, and the north was mostly in Beiyuan. The area was small. Because Jinan is surrounded by mountains in the south and the Yellow River in the north. The terrain is higher in the south and lower in the north. The east is more prosperous and life is convenient. People prefer to live in the east and south. This is why there was a popular saying in the early years that "if you live in the east, you can't live in the west, and if you live in the south, you can't live in the north." Living concept.
With the development of the city, Jinan’s urban territory has already expanded. Today I think the western area of Jinan with Jinan West Railway Station as the core is more appropriately called Jinan West. Of course, if the R1 subway line is successfully opened in the future, Changqing We can also look forward to organizing groups to integrate into western Jinan.
At present, the western part of Jinan, centered on the West Railway Station, is developing rapidly with the completion of the Jinan West Railway Station and the holding of the 10th China Art Festival. Jinan West Railway Station is one of the important stations on the Beijing-Shanghai high-speed railway line. It connects Beijing to the north and Shanghai to the south. Its throat position plays a crucial role. With the heavy investment in infrastructure in the early stage and residents starting to move in, Jinan West New City continues to show its inherent agglomeration function. As an important pole between the east and west of Jinan, it continues to show its huge influence.
1. Long-term urban development depends on location. The core value of Jinan Western New City is that it will become a cross-hub for high-speed rail. As an important station on the north-south Beijing-Shanghai high-speed railway, its status is obvious. At the same time, it has been announced that the east-west Zhengji High-speed Railway will also connect to Jinan West Railway Station via Changqing. Jinan West Railway Station will also become the bridgehead connecting Jinan and even Shandong to China's vast inland. From this, the spring city of Jinan will move north and south, and will also welcome the southeast, northwest, and northwest of the motherland. Tourists will drive the faster development of western Jinan and even Jinan.
2. Looking at industries in the mid-term of urban development, the industrial layout of Jinan’s western new city is in line with the long-term plan of the national industrial structure. The Western New City relies on conventions and exhibitions, culture, tourism, high-end shopping, medical care, and education to create an industrial layout. The overall industrial positioning belongs to the high-end service industry and is in line with the industrial adjustment opinions on supply-side adjustment advocated by the country. It is a source of new productivity. growth point. Jinan Western Convention and Exhibition Center, IKEA shopping, Metro, and outlets can drive the cluster development of surrounding businesses, and the construction of Jinan Medical Center will become a new support point for Xicheng industry. Jixi Wetland, the Three-Pavilion Grand Theater, and the Intangible Cultural Heritage Park will become important highlands for cultural tourism in western Jinan. If Xicheng introduces large investment in education, it will further improve Xicheng’s industrial layout.
3. Urban development in the near future depends on transportation facilities. The completion of Jinan Xicheng Metro will make Jinan Xicheng zero distance from Changqing District, the old city, and the eastern new city. Jinan's first subway line, Line R1, will be completed and put into use in 2019, followed by R2 and R3 soon. The shape of Jinan is long from east to west and runs from east to west, which makes the citizens unbearable. The key to solving the problem lies in smooth east-west traffic, and the breakthrough in the east-west traffic problem lies in the subway.
Only the subway can effectively shorten the distance between Jinan's east and west and make the separation of citizens' residence and work a reality. I believe Jinan Xicheng will definitely get better and better.
The truth may be ugly. In fact, the potential of the west is really incomparable with that of the east. Although I live in Xicheng, I can only say that it is livable, but the commercial status and potential are more than ten times worse than those of the east. Eighteen thousand miles.
It is not difficult to see from the planning map that Jinan is planning some livable industries, such as Sanguan, IKEA, Metro, Jixi Wetland, Impression Jinan, and Medical Center, even with Qilu Gate , but it is impossible to be as crowded as the east, because the impression that Jinan is a lesson learned from the past is that it is more difficult to attract investment.
However, when it comes to livability, although the west cannot be said to be the best, it is not much worse. The transportation in the west is more convenient. The entire line of the viaduct, the west extension of the Beiyuan viaduct, and the checkerboard road layout of the West Railway Station have brought good transportation convenience to the entire West Railway Station area. It is very convenient to go to the eastern new district and the central urban area. Relying on the advantage of the West Railway Station, it is very convenient to go north and south. The bus station is not far away, about 30 minutes (it is actually faster to open the elevated highway and the lower entrance). Jinan Station is not far away, as is Quancheng Square and Baotu Spring. It’s not too far away, and the transportation is much more convenient than in the Eastern New District.
You can’t go shopping every day. Of course, there is also a Western Market to the west, which is close to my home and I usually go there for shopping. The West Railway Station area still feels like there are too few residents. There are only a few pedestrians on the street at night, which is obviously different from the flow of people and night markets in the urban area. If it were not busy with traffic, the West Railway Station at night would be more like a county town. And on weekdays, I want to go to some better restaurants, and there are very few in Xicheng. Most of the slightly famous restaurants are concentrated in the urban area and the east. This is probably due to the small number of people and low spending power.
Looking at urban development, in fact, the policy orientation is particularly obvious. Huaiyin District can only be said to be the tail end of Jinan City. Its economic strength is not good, and the district government’s capabilities are limited. In terms of regional planning and policy, it is different from other areas. There are differences among regions, which leads to a slight lag in development. Of course, there is hope in the future. Medical centers and convention and exhibition centers will bring certain changes to the west. I believe it will get better and better. Huaiyin District should be stronger than Tianqiao District in the future (laughing).
Looking at the east, its positioning is obvious. It is a city sub-center, a CBD business district, densely populated with high-rise buildings like a jungle, famous brand companies have settled in, and industrial parks are concentrated. Therefore, many people currently work in the east and live in the west, causing things to be different. Congestion on the main roads. Therefore, in addition to the geographical limitations of the city itself, road congestion in Jinan City has a lot to do with the city's planning and positioning. Such planning resulted in things being too narrow and long, and companies and industries being too concentrated, which ultimately led to massive congestion in the city. At present, it seems that the east side is much more crowded than the west side, because people who go to work have to go in and people who get off work have to go out, but there are only a handful of people living around it.
From the current point of view, the eastern part will develop rapidly and the political direction is obvious. The New East Station (I think it is a bit far), CBD, and subway will accelerate the development of the eastern part. In the future, the eastern part will be the economic center of Jinan.
I currently live in the West Railway Station area. When I first bought a house, I didn’t even look at the east side and went directly to the west.
The east side has been established and developed earlier. It can be said that the east side is heading for the economic center. Currently, many economic companies are located there, the population is denser, and it is developing rapidly. I don’t like this kind of environment. Compared to the east side, the west side started late and is positioned as the cultural center. The three major theaters (library, art gallery, and art gallery) that everyone knows are all here. Last year, an IKEA was built. Metro is currently building the largest convention and exhibition center (twice as big as the Eastern Convention and Exhibition Center), as well as the Qiluzhimen Commercial Complex, the Science and Technology Museum, and by then there will be Central Park (twice as big as Quancheng Park). The entire The projects are almost always on a central axis.
Last year, the plan for the International Medical Center was approved, raising the western area to another level. This project occupies a large area and will become an important medical institution by then
West does not refer to the West Railway Station, and east does not refer to the snowy mountain Tangye in the eastern suburbs. These are all properties speculated by developers. of. East refers to the area between the north and south of the current Quancheng Road. At that time, there were springs in every house and weeping willows in every household. There were mountains in the south and lakes in the north.
The west refers to the area near Twelveth Avenue, where most working people live, and the living standards are low. The south refers to the north of Qianfo Mountain, where the environment is beautiful. North refers to the north of Beiyuan and along the Yellow River. To the north, there are saline-alkali lands and rural areas everywhere. Therefore, when we say that Jinan lives in the east but not in the west, it does not refer to the current east-west and north-south.
How can Jinan develop and break through?
The biggest constraints to Jinan’s development are terrain and population. The terrain is too long and narrow from east to west, and the population is not enough to support the requirements of a large city.
However, industrial development still makes it difficult for Jinan to enter the ranks of megacities. What Jinan really needs to solve is the zoning problem.
Based on Jinan’s terrain, location, and radiation range, Jinan should plan from the following major aspects from the overall perspective of Shandong.
1. Zoning adjustment
Jinan should not continue to develop to the east. If it enters the east, Jinan will inevitably develop into a dead end and lose the opportunity to become a megacity forever. First of all, we should strive to demarcate Dezhou and merge the entire Dezhou into Jinan. From then on, Jinan will turn the Yellow River into an inland river and move into a plain area to gain broader development space. The eastern part is a mountainous area, and the hilly areas of Shandong are blocked by Mount Tai. The development radiation is too high, and the construction cost is too high, so it does not meet the conditions for the construction of big cities. The merger of Jinan and Dezhou can first directly radiate to Zibo, Liaocheng, Binzhou, and Dongying, and go north to directly connect to Xiongan New Area, Beijing, and Tianjin, and be included in the one-hour economic circle of the capital. Secondly, these cities are all plains, which are suitable for overall urban planning and construction.
2. Adjustment of the government location
For the overall development and coordination of Jinan, the municipal government will be relocated to the West Railway Station area and divided into two parts, East City and West City, with the Yellow River as the boundary. The distance between the municipal government and each district can lead to more balanced development, because the areas that Jinan needs to focus on are the west, north, southwest, and northwest. Only when these areas develop can Jinan have stronger economic development potential and drive the coordinated development of surrounding areas. Secondly, the provincial government location was adjusted to the east, closer to Laiwu, because Shandong's disadvantages are in the southwestern and central areas of Shandong. The adjustment of the provincial government's location is conducive to the development of southwestern Shandong and central Shandong. It is also more conducive to the connection between various cities. High-speed rail and expressways form a radial pattern with the provincial government as the core.
3. Troika
From the perspective of radiation power, Jinan should give up the idea of including Laiwu and Tai'an into Jinan's radiation circle. This is a development idea that is not worth the gain, and considers one and loses the other. Shandong eventually developed into three core circles, with Jinan (Dezhou) as the center, Liaocheng, Binzhou, Dongying, and Zibo, connecting the development cores of Beijing, Tianjin, and Hebei. With Linyi as the center (Jining) as the core of development, it radiates to Laiwu, Tai'an, Heze, Zaozhuang, and Rizhao in central and southwestern Shandong, connecting with the development ideas going south. Finally, Qingdao (Yantai) will be used as the core to radiate the development core of Weifang and Weihai, and connect the export economies of Japan and South Korea. Each core has the characteristics of both sea and land, and its terrain and population are more cohesive.
The above plan takes into account the topography, population, and Shandong's economic balance. It is an idea for Jinan to highlight its status as the provincial capital and Shandong's balanced development. It is hoped that leaders at all levels can consider the overall situation, break the existing framework, and realize Shandong's Take off.
Xicheng has convenient transportation, light congestion pressure, and is suitable for human habitation. Over time, as the occupancy rate increases and supporting facilities gradually improve, people will feel quite happy to have the Grand Theater, Library, Science and Technology Museum, Impression Jinan, Oriental Mythology, Outlets, Huayi Brothers, and Western Suburb Wetland as their companions.
In terms of potential, Jinan can be said to have great potential in its east, west, north and south. However, whether it can develop depends on which direction the government wants to focus on. What is the use of all the hype mentioned above? Now this The focus of the current government is the CBD New East Station. Others are not stupid. They want to buy a house in the east. Without government guidance and support, resources are skewed. Even if the earth perishes, it will be far behind other places.
Jinan is divided into east and west, but I personally feel that the layout is still too small; the development of any city, especially first-tier cities, is relatively balanced. The interconnection of subways, buses, expressways, elevated roads, high-speed rail, airports, and ring lines greatly weakens the areas in the same city. The problem of imbalance; coupled with the fact that Jinan is ahead in planning, Jinan’s relatively conservative approach has been left behind by other cities.
Standing still and falling behind if not advancing is the problem that Jinan has fallen behind in the country in the past ten years.
However, Jinan (so embarrassing) has a population of several million, but its own people have endless regional artillery fire. It is not difficult to see that Jinan’s backward development problems (backward urban planning, backward investment promotion, backward talent guidance, etc.) are too small and have an impact on local people. Except for Jingshi Road, the main artery between the east and west of the city is poorly planned and the elevated roads are blocked every day during morning and evening peak hours; someone should take charge. Last year, the only second ring road was just opened. This is a bit ironic
Closer to home, all the new buildings in the west side are currently in the early stage, and they will gradually be occupied in the next five years. Considering that the west side is mainly occupied by owners, supplemented by investors, the occupancy rate in the five years should be In the 45%-60% range; these people will be the main force in Xicheng in the future (not to mention that housing prices in the west are cheap, but decoration, living costs, travel costs, consumables, etc. are indeed a large expenditure for each family). The average per capita of each household is about 100,000 The new home expenditure is conservative) so the supporting facilities will gradually increase in the future.
The most prominent incident now is the Evergrande school incident. The school is already overloaded, and many schools will be built in the west to make up for the construction owed due to the early purchase of houses. With schools, the invisible economy of the future will gradually emerge.
Talking about the east side, the east side of Jinan should be where the government will screen high-tech talents to land in the next ten years, especially the CBD, Hanyu Golden Valley and the surrounding five kilometers. What I want to say is the "survival of the fittest" plan. Jinan will be a gathering place for high-end service industries in the future. Except for local residents and indigenous people who buy houses, it will be difficult for those without skills to live there in the future. Compared to going further to Zhangqiu and surrounding areas, I think Jinan West is a better choice besides the city center.
This is a humble opinion from a local, please don’t comment if you don’t like it, thank you.
