Old house renovation sequence
Compared with new houses, the renovation and decoration of old houses requires more steps of demolition, so the editor believes that the renovation and decoration of old houses can be regarded as two parts: old house renovation and conventional decoration. Among them, the renovation of old houses is mainly divided into three steps: demolition, concealed engineering construction, basic engineering construction, and finally regular decoration.
1. Demolition mainly refers to the removal of doors and windows, removal of wall and floor tiles and floors, removal of non-load-bearing walls, and removal of water, circuits and heating.
The demolition project seems simple, but it is not simple at all. When a renovation owner was doing the demolition work for the renovation of an old house, he directly found a few powerful-looking people downstairs. However, these handymen did not know anything about what should be demolished and what should not be demolished in the demolition project. They just picked up a sledgehammer and smashed it. As a result, the next day after the demolition was completed, the master of the decoration company came to start the work and found that There was a problem with the electrical circuit in the kitchen. It turned out that when the handyman was widening the kitchen doorway, he broke the circuit buried in the wall. Then he found that the sewerage in the bathroom was blocked. Upon inspection, it turned out that the floor drain was filled with broken tiles and ash. What's even more unfortunate is that the owner's neighbor came to the door and said that his bathroom was next to the owner's bathroom and that several tiles on the wall were cracked. He asked the owner to pay him compensation and so on.
It can be seen that you must not find a handyman who does not have professional decoration knowledge to handle the renovation and demolition project of an old house, otherwise it will bring you more trouble.
1. Door and window removal
The aging of doors and windows is a prominent problem in old houses, but if the material is strong and you like the style, generally speaking, you can just repaint it. It looks brand new, but if the wooden doors and windows are peeling or deformed, they must be replaced with new ones. In addition, the paint film on the surface of steel doors and windows peels off, and the main body is rusted or cracked. In addition to being unsafe, it is also difficult to restore to its original state. In order not to affect the use effect, it should also be dismantled and redone.
2. Wall and floor demolition
If the wall skin is water-resistant putty, it is difficult and unnecessary to shovel it off, so it can generally be retained. The repainting process can be directly polished with sandpaper. You can also hang two layers of putty before painting. If there are many small cracks on the wall, you need to glue kraft paper or even fine cloth first; if the wall skin is not water-resistant putty, you can shovel it off and start over.
When smashing wall tiles and floor tiles, avoid debris blocking the sewer; only solid wood floors, solid wood composite floors and bamboo floors with a surface thickness of 4 mm can be renovated. In addition, partial renovation will also cause the difference between the old and new floors. Therefore, consumers cannot blindly renovate the floors.
3. Waterway dismantling
Generally, the original waterway pipelines in old houses have many unreasonable layouts or are corroded, so the decoration master needs to conduct a thorough inspection of the waterway. If the original pipelines are galvanized pipes that have been eliminated, they must be replaced with copper pipes, aluminum-plastic composite pipes or PP-R pipes during construction.
4. Circuit removal
Old houses commonly have simple circuit distribution, aging wires, illegal wiring, etc. They can no longer meet the electricity needs of modern families, so they must be thoroughly renovated. Remodel, rewire. Since the previous wires were made of aluminum wires, they need to be replaced with copper wires, and PVC insulated wire tubes must be used. For the installation of high-power electrical appliances such as air conditioners, separate lines must be run; as for the socket problem, more sockets must be added, because the sockets in old houses cannot reach the number of current electrical appliances.
2. Concealed engineering construction: waterproof construction, waterway reconstruction, circuit reconstruction.
1. Waterproof construction
(1) Apply the first coat of waterproof paint. Before construction, ensure that the construction site is clean and dry, and the waterproof coating must be fully applied without any omissions, and it must be firmly bonded to the base layer without cracks, bubbles, or shedding. Paint at a consistent height. The thickness must meet product specifications.
(2) Apply the second coat of waterproof paint. Note that there needs to be a certain time interval between the first and second coats of waterproof paint. The second coat can only be applied after the first coat of paint is dry. The specific time depends on the paint. If the interval is too short, the waterproofing effect will be greatly reduced, so decoration owners should pay attention to whether the construction workers have completed all the processes.
(3) Apply a protective layer. In order to prevent subsequent construction from damaging the waterproof layer, a protective layer needs to be laid on the surface of the waterproof coating. The protective layer should completely cover the waterproof layer without any omissions, and should be firmly combined with the base layer without cracks, bubbles or shedding.
(4) Closed water test.
During the closed water test, the water at the highest point on the ground cannot be less than 2 cm, and it must be kept for at least 24 hours. It will be considered qualified only if there is no leakage. If there is leakage, it needs to be redone and must not be neglected.
2. Waterway reconstruction
(1) Replace the water valve. Most of the waterways in old houses are galvanized pipes, which are prone to rust and scale, and the exposed pipes are unsightly. The decoration of a new house can be partially modified and replaced. For an old house, it is best to replace everything from the main pipe to the water diverter valve. Since the bathroom in the old house is not very big, even if all the water pipes are replaced, the amount of work will not increase much. On the premise of ensuring the safety of water supply, the pipelines used for decoration need to be as short as possible, but they must also be easy to maintain and beautiful.
(2) Open the waterway and remove the hidden pipe. The bathroom in an old house is small. In order to expand the space, it is very necessary to open a hidden pipe for the waterway. However, the water pipe buried in the wall cannot have joints. It is best to be a complete pipe. Generally speaking, nine out of ten water pipe leaks are caused by joint problems. Before the water pipes are installed and sealed, it is best to use a pressure test device to perform a pressure test. Generally, the construction team replaces the pressure test with whether the water pipe leaks under normal conditions.
(3) Clean the old pipe before installing the new one. The original sewer pipes and floor drains in old houses cannot meet the needs of modern people. The only way to move the sewer outlet is to add pipes. Before connecting the new pipes to the old pipes, you must check whether the old pipes are smooth. Cleaning them at this time will avoid many problems in the future. trouble. Many modern new toilets cannot be directly installed and used in the original sewage outlet of the old house due to problems such as pit distance and drainage methods. It is also very difficult to move the location of the sewage outlet. If you encounter the above problems, you generally need to use a toilet shifter.
(4) After the waterway reconstruction is completed, use a pressure machine to perform a pressure test on the water pipes.
3. Circuit modification
The construction procedure of circuit modification is generally: the construction personnel determine the positioning points according to the design drawings and the owner → protect the finished product at the construction site → stretch the line according to the direction of the line → stretch the line according to the line direction Go to the slot → open the wire box → clean the dirt → fix the electric pipes and wire boxes → wear steel wires → connect the wire ends of various strong and weak wires, and do not expose them → close the electric tank → conduct acceptance tests on strong and weak currents.
3. Basic engineering construction: treatment of the base of walls of old houses, renovation of apartments, replacement of doors and windows, insulation of balconies, etc.
After the demolition and concealment projects are carried out in the renovation of old houses, the next step is to carry out basic projects. Basic projects include masonry projects, water and electricity installation projects, mud water projects, carpentry projects, painting projects and water and electricity installation projects. Before carrying out these projects, decoration owners need to purchase all the auxiliary materials and main materials required for decoration, so that the decoration project can proceed smoothly.
Before the renovation project begins, the renovation owner needs to determine the cabinets and the building materials listed by the foreman. Before the cabinets are installed, the cabinet manufacturer needs to come to the door three times. One is for preliminary measurements before installing ceramic tiles, and the other is after installation. After the ceramic tiles are installed, the second accurate measurement is taken, and finally the installation; before starting the decoration, the foreman will list some building materials to be purchased before starting the decoration, such as pipes, wires, waterproof coatings, caulking agents, etc.
After the decoration begins, other building materials must be purchased according to the decoration construction steps.
4. Routine decoration: As long as the demolition and concealment works are done in place, routine decoration is actually very easy.
Regular decoration is similar to the steps of new house decoration, including carpentry, bricklayers, painters, kitchen and bathroom ceilings, cabinet installation, wooden door installation, floor installation, wallpaper laying, radiator installation, and switches. Socket installation, lamp installation, hardware and sanitary ware installation, curtain rod installation, pioneer cleaning, furniture entry, home appliance installation, home accessories, etc.
